Ranked #2 in Niche.com’s“2016 Healthiest Places to Live in New Jersey,”Warren Township continues to be one of the most desirable communities in the Garden State.

The rankings and review site has also named it among the state’s safest places to live and has given it an overall grade of A- based on multiple factors, including cost of living, health and fitness, public schools, jobs, housing, and outdoor activities.

This is not the first time that Warren has been commended for its overall safety, strong property values, and strong sense of community. It was a New Jersey Monthly magazine “Top Town” in 2013 and also ranked 6th in Money magazine’s “Best Places to Live”list in 2006.

Quality of life

Warren’s strong sense of community sets it apart. Residents are served by a fire department and rescue squad manned by dedicated volunteers. An extensive recreation program gives them the opportunity to cultivate their interests and meet like-minded people.

The Volunteer of the Year Awards gives upstanding citizens formal recognition and is one of the most important annual events in the community.

The township is one of the safest places to live in NJ and the country as a whole, with a low violent crime rate of 6.5 and an even lower incidence of property crime at just .08 percent. It’s safer than 82 percent of all US cities, ranking 47th among Safe Wise Report’s safest places to live in America in 2016.

And while it’s primarily residential, Warren has thriving commercial districtsconcentrated on Mount Bethel Road, Warren Road, and Mountain Boulevard.

Home values

Home values climbed 4.1 percent the previous year and are expected to rise by as much as 2.5 percent this year. The housing market is balanced, making it hospitable to buyers and sellers alike.

There are several factors that contribute to Warren’s strong property values, including:

  • Public school system –Schools serve students in pre-kindergarten up to eighth grade. Watchung Hills Regional High School landed the 50th spot in the whole state at New Jersey Monthly magazine’s rankings in 2014 and ranked 131st out of 500 schools in Newsweek’s top public high schools list for 2016.
  • Proximity to New York – Those who live here enjoy an easy 35-minute commute to NYC. Residents also have access to major thoroughfares like Interstates 78 and 287 and Route 22.

Housing

The housing stock consists primarily of single-family homes. Stately Colonials and ranch-style homes make up the majority of residences, along with a handful of Tudors and Victorians. Some of the newer subdivisions offer custom-built homes.

The township has a good mix of established neighborhoods and newer subdivisions that attract upwardly mobile home buyers.

Many of the homes in the township command scenic views of Washington Valley, the Watchung Mountains, or the Passaic and Dead Rivers.

Business climate and employment

The township is home to over 600 businesses. Some major firms such as Chubb Insurance, Bohler Engineering, and Dell EMC have a presence here. This gives residents plenty of career opportunities. Those who want to launch their own businesses also get a lot of support from the community.

Apart from its commercial areas, Warren also has two strip malls where you can grab lunch and do some shopping. Warren Village Shopping Center is a popular Sunday stop for residents, while Quail Run Shopping Center has several restaurants that serve ethnic cuisine.
